A Title Report Is Not Enough

Most people do not realize that simply obtaining a title report from a title company does not provide adequate protection in a property purchase. If the report missed a title issue, the title company is not liable for the expenses resulting from the error — you are. They are only financially responsible to the extent of the cost of the report. In other words, they may refund the cost of the report, but you are on the hook for paying the back taxes, mechanics’ liens or other issues the report did not disclose.
